Four bedrooms beats every comparable
Every closed sale in the core set is a two or three bedroom. A four bedroom reaches a wider pool of buyers searching by bedroom count, even at 948 sq ft.
The fence is not ours
The fencing around the property belongs to the neighbour. It stays with their parcel, and the listing should say so plainly rather than let a buyer assume it conveys.
The basement and garage count
A full basement and a detached garage both carry value, and both cancel deductions that would otherwise be taken against comparables that have them.
Four bedrooms in 948 sq ft
The rooms are small. Marketed as a four bedroom it reaches more searches; an appraiser will price the square footage, not the room count. Both things are true and the pricing here assumes both.

724 Chase Avenue was built in 1901. That same year, the Joliet Steel Works was folded into the newly formed United States Steel Corporation, and the plant employed more than two thousand people. Joliet Central High School — the school this address still feeds into — opened its doors the same year.
Quarrying came first. Dolomite limestone along the Des Plaines River made Joliet the "City of Stone" before it was a steel town, and by the 1890s roughly twenty-five quarries were working between Joliet and Lemont. Joliet limestone went into the Chicago Water Tower and the Old State Capitol.
